Native San Antonian

Born and raised in San Antonio, Texas, I have been active in the local real estate market buying and selling real estate since 1992. I served in the US Navy as a gunner on board the USS Sylvania and then returned home where I worked in construction development for 10 years. It was there that I cultivated my entrepreneurial spirit and desire to serve others. I have owned and operated several successful financial and retail companies in addition to a restaurant venture in the gulf of Mexico. Understanding my client's needs is at the core of what I do.

Passion for Property

 I began my real estate endeavors by purchasing investment homes all over the San Antonio area and especially the Texas hill country. From that point on I developed a strong passion for finding 'the deal' in real estate. Ultimately, that landed me in several resort golf course communities. Pat is truly dedicated to his real estate profession and it shows. He walked us through the process and was ALWAYS there for any questions or concerns. When we found an out of town property, he set up multiple showings in a timely manner despite the proximity of the property. A few months after the passing of my husband Pat Welch walked down our driveway to introduce himself. While recently selling our neighbors home he had gotten to know my husband as we were thinking of relocating too. This encounter was a blessing. With so many changes happening I was overwhelmed at sheer thought of the selling process. Pat reassured me it could be done with a minimal of work on my part and no pressure. His calming influence and extensive knowledge of real estate in our area gave me the confidence to move forward. Pat explained and patiently led my son and I through each step. He was hands on and very honest about all our options and what to expect. He gave us advice on how to get the house ready to market while keeping our expenses low. He pulled out all the stops with with top notch professional brochures, videos and networking. His wife also became part of the team as she helped with staging, open houses and moral support. This was a team effort from start to finish. We sold the house quickly and got full asking price. Once again Pat was there to explain the closing process. Went seamless. Pat came along at a very difficult time for me and I quickly realized that he was not only extremely knowledgeable but also a strong family man with high value and compassion. Just what I needed. Twenty one years ago we built our dream home in a small three street gated neighborhood with a greenbelt The ran right through the middle of it. We were the last house on the left this was the home I had dreamed of to raise my family in. After a couple of years of living there we exchanged a swing set/trampoline area that was set on a pebble rocks with railroad ties surrounding it for a Keith Zars pool. Our backyard was now the best place we ever imagined. We named it Paradise instead of home. Our home sat on the Greenbelt so nobody would be behind us and we were the last house on the left. We raised our three children there. The neighborhood stayed much the same for 21 years. Same neighbors, same playground, same mailman. Twenty one years have passed and my children were no longer living there. They had gone off to the Air Force so now it was just my husband and I. We started using the pool less and less overtime, we did some work in the backyard to limit the grass we had to take care of. We replaced grass with river rock and made a nature trail with crushed granite surrounding the pool. It was gorgeous. A couple of years ago we had solar screens put on the home. The young man that helped us mentioned his parents being empty-nesters also. He also told me that his dad is in real estate and if I was ever interested to give him a call since we had so much in common. His son was sure he could help find us a perfect place. We exchanged information. Pat began to check in on us every now and then. Just frequent enough to remain relevant yet not an annoyance. My husband and I had found a place on the river not too long ago and reached out to a friend that's a realtor but that one got away from us because our friend kept being or friend and forgetting to put on the realtor hat. That piece of river front property got away from us.Too bad I didn't call Pat. A few years had passed and my husband and I were browsing around and found another piece of riverfront property, even more beautiful than the one that got away. At this time riverfront is so hard to find because it sells within hours and sells for way over asking and people are offering cash. We didn't want this one to get away. This time we called Pat in hopes of a better outcome. Pat drove about 1.5 hours in the rain to meet us on a Sunday. He worked up an offer that evening and presented it. All offers we're going on that evening and a decision would be made. We were right in time. There was a lot involved and Pat maid it happen. We got the riverfront property and there were happy dances going on everywhere. But then the reality of selling our home hit us. We knew it was time for another family to move into our paradise and make it their own. I can't speak highly enough about Pat! His patience, his punctuality, the ideas he would bring to the table and present to us along with the reality of the life and times that we were in with real estate. Pat Welch did a lot of studies in the area a lot of comparisons and listed our home at a price that would likely get a lot of interest and it sure did. On day one Pat called us in the evening to let us know we had received a cash offer for $20,000 over our asking price. Now mind you if Pat hadn't done his studies if Pat hadn't compared and thought this out very carefully if Pat hadn't told us what we needed to do to the inside and out to prepare to sell, we likely would've never got an offer like that. Moving out was probably one of the hardest things I've ever done because we have been there so long. But we were out in a week and closed in less than thirty days. If we hadn't called Pat, we likely wouldn't have got the riverfront property. If we hadn't called Pat we likely wouldn't have got that amazing offer on our home. We are so grateful that Pats son shared his dad's information with us and Pat kept us in mind. If you are ever in need of a realtor we 100% suggest you contact Pat Welch.
